Property, general liability, loss of rents, and umbrella for apartment owners and multifamily investors.

Who Needs It

  • Owners of 5+ unit buildings and garden communities
  • Syndications and funds holding apartments
  • Value-add investors during renovation

What It Covers

  • Building at replacement cost with wind/hail structured for your market
  • GL / premises liability
  • Loss of rents with adequate restoration period
  • Equipment breakdown
  • Ordinance or law
  • Crime, umbrella, and flood as needed

What It Does Not Cover

  • Tenant belongings (renters insurance)
  • Wear and tear, mold beyond sublimit
  • Vacancy beyond the form's threshold during renovation without a vacancy permit
  • Assault and battery where excluded

Texas Notes

DFW and Houston multifamily carries percentage wind/hail deductibles per building; roof-age schedules matter on older stock. Texas Property Code habitability claims drive liability.

Florida Notes

Named-storm deductibles per building, Citizens depopulation, and post-Surfside inspection rules for mid-rise; loss-of-rents periods after hurricanes routinely exceed twelve months.

Multifamily & Apartment Insurance Questions We Hear Most

Per building or per occurrence?

Most multifamily wind deductibles apply to each building separately in one storm. Ten buildings at 2% is a very different number than one deductible per event. We model it before you choose.

How much loss of rents?

Enough to cover realistic rebuild time in your market plus lease-up. Twelve months is a floor after a hurricane or major hail event.
