Commercial Property Insurance

Buildings, contents, equipment, and business income for the locations your business owns or leases.

Who Needs It

  • Building owners
  • Tenants with improvements, inventory, or equipment
  • Anyone whose revenue stops when the location is damaged

What It Covers

  • Building and tenant improvements at replacement cost
  • Business personal property: contents, inventory, equipment
  • Business income and extra expense
  • Equipment breakdown
  • Ordinance or law for older buildings
  • Wind and hail with a percentage deductible; named-storm terms in Florida

What It Does Not Cover

  • Flood (separate policy)
  • Earth movement
  • Wear, tear, and gradual deterioration
  • Cosmetic hail damage on metal roofs where excluded
  • Roof settled at ACV where an ACV-roof endorsement applies
  • Vacancy beyond 60 days without a permit

Texas Notes

Wind/hail deductible is a percentage of the insured value, commonly 2%–5%, applied per building. Roof-age schedules and cosmetic exclusions decide what a hail claim actually pays. Run the numbers with our deductible calculator.

Florida Notes

Named-storm deductibles of 2%–10% of Coverage A trigger on a named storm and apply per building. Coastal capacity is limited; wind may be placed with a separate carrier from the property policy.

Commercial Property Insurance Questions We Hear Most

Replacement cost or actual cash value?

Replacement cost pays to rebuild at today's prices; ACV subtracts depreciation. Buy replacement cost on the building and insure to value to avoid a coinsurance penalty.

What is coinsurance?

A clause requiring you to insure to a stated percentage (usually 80–90%) of value. Fall short and every partial claim is reduced proportionally, not just total losses.

How much business income do I need?

Enough to cover the time to rebuild plus recover revenue, often 12–18 months after a hurricane. Extended period of indemnity adds recovery time after reopening.
