Industrial & Warehouse Insurance

Lessor's risk, property, and liability for flex, light-industrial, and warehouse owners and occupants.

Who Needs It

  • Owners leasing to tenants (LRO)
  • Owner-occupied manufacturing and distribution
  • Flex and last-mile logistics investors

What It Covers

  • Property with occupancy-appropriate rates
  • Lessor's risk only liability for landlords
  • Business income / loss of rents
  • Equipment breakdown
  • Pollution liability where hazardous materials are present
  • Tenant-caused damage subrogation waivers per lease

What It Does Not Cover

  • Tenant's contents and operations (tenant's policy)
  • Hazardous-material contamination without pollution coverage
  • Sprinkler impairment periods where the form excludes

Texas Notes

Houston's petrochemical-adjacent warehouses need pollution and hazmat disclosure; sprinkler status and occupancy drive rate.

Florida Notes

Florida logistics corridors along I-4 and I-75 face wind exposure on large-span roofs; roof condition is decisive.

Industrial & Warehouse Insurance Questions We Hear Most

What is lessor's risk only?

A GL form for landlords who do not occupy the building. It covers your premises liability while tenants carry their own operations coverage.

Does a prior claim mean I can't get coverage?

Rarely. Carriers price and underwrite on frequency and severity over three to five years. One closed claim usually narrows the market slightly; a pattern narrows it a lot. Tell us everything up front; an undisclosed claim found at binding is worse than a disclosed one.
