General Contractor & Construction Insurance

The full program for GCs and subs: GL, workers' comp, auto, builders risk, inland marine, and bonds.

Who Needs It

  • General contractors and construction managers
  • Specialty subcontractors
  • Design-build and remodeling firms

What It Covers

  • GL with additional-insured for ongoing and completed operations, primary/non-contributory, waiver of subrogation, per-project aggregate
  • Workers' comp or Texas non-subscriber alternative
  • Commercial auto and HNOA
  • Builders risk for projects under construction
  • Inland marine for tools and equipment
  • Surety: bid, performance, payment, and license bonds
  • Umbrella to contract limits

What It Does Not Cover

  • Defective workmanship itself
  • Subcontractor injuries where the sub has no comp (audit charges payroll to you)
  • Work above height or residential limits on restricted forms
  • Pollution from job operations without CPL
  • Professional/design errors without contractors' E&O

Texas Notes

Texas subcontractor warranties require every sub to carry equal limits and name you as AI; certificate tracking is your responsibility. Non-subscriber subs complicate compliance.

Florida Notes

Workers' comp from the first employee; licensing boards verify GL and comp before issuing a license. Product-approval (NOA) rules affect roofing and opening work.

General Contractor & Construction Insurance Questions We Hear Most

What is a subcontractor warranty?

A policy condition requiring you to verify subs' insurance and written indemnity. Miss it and the carrier can deny a claim or charge sub payroll at audit.

Why does my GC contract need AI 'completed operations'?

Standard AI endorsements cover only ongoing work. Owners want protection after you leave the site, which requires the completed-ops form (CG 20 37 or equivalent).

Does a prior claim mean I can't get coverage?

Rarely. Carriers price and underwrite on frequency and severity over three to five years. One closed claim usually narrows the market slightly; a pattern narrows it a lot. Tell us everything up front; an undisclosed claim found at binding is worse than a disclosed one.
