Dwelling, other structures, contents, loss of use, and personal liability for owner-occupied homes.
Who Needs It

- Buyers closing on a mortgage
- Owners whose dwelling limit has not kept pace with construction costs
What It Covers
- Dwelling at replacement cost
- Other structures
- Personal property with scheduled items where needed
- Loss of use
- Personal liability and medical payments
- Wind/hail (TX) or hurricane (FL) coverage with a percentage deductible
What It Does Not Cover
- Flood
- Earth movement
- Wear and tear; roof settled at ACV where an ACV-roof endorsement applies
- Business activity and short-term rental
- Dogs of excluded breeds on some forms
Texas Notes
Texas wind/hail deductibles run 2%–5% of dwelling value, separate from the flat all-other-perils deductible. Roof-age schedules and cosmetic exclusions are common. Run the numbers with our deductible calculator.
Florida Notes
Hurricane deductibles of 2%, 5%, or 10% of Coverage A; wind-mitigation inspections produce statutory credits; coastal capacity is limited and Citizens is the market of last resort.
Homeowners Insurance Questions We Hear Most
How much dwelling coverage do I need?
Enough to rebuild at today's construction cost, not the market value or the mortgage balance. We run a replacement-cost estimate on every review.
What triggers a hurricane deductible?
A named storm declared by the National Hurricane Center. It applies once per calendar year on Florida personal policies.
Is my roof covered at replacement cost?
Only if the policy says so. Many carriers now apply ACV or an age schedule to roofs over ten to fifteen years old.
