Insuring an Airbnb / STR Portfolio in Texas and Florida

Platform protection is not a policy. Here's what to buy, how to structure multiple units, and what coastal deductibles really cost.

Why your homeowners or landlord policy fails

Both exclude 'business use' or limit rental to long-term tenants. A claim during an STR stay is a claim on an excluded activity.

  • Disclosure matters: undisclosed STR use is grounds for rescission
  • Landlord DP-3 typically requires leases ≥ 30 days
  • Platform 'host protection' is secondary, capped, and has broad exclusions

Portfolio structure

Above three to five units, a commercial STR schedule beats individual policies.

  • One policy, scheduled locations, blanket liability
  • Entity as named insured with owner as additional insured
  • Blanket limit option to avoid per-unit under-insurance
  • Umbrella over the schedule at $2M–$5M

Coastal reality

Galveston, Port Aransas, the Florida panhandle: wind/hail or hurricane deductibles are percentages of value, per building.

  • Model 2% vs. 5% with our wind/hail calculator
  • Flood is separate (NFIP or private) — STR units near water are almost always in flood zones
  • TWIA / Citizens for wind if the private market declines

Frequently Asked Questions

Do I need a business entity for STRs?

Not for insurance, but LLC ownership must be reflected on the policy or coverage can fail. Talk to your CPA and attorney.

Does the STR policy cover my own occasional use?

Most dedicated STR forms allow owner use; confirm the 'owner-occupied days' language.

Are pools and hot tubs a problem?

Not excluded, but underwriters want fencing, signage, and a hot-tub inspection schedule. Premium is modestly higher.
