Commercial Property Insurance: Forms, Valuation, and Coinsurance

The three decisions — form, valuation, and limit — that decide whether a claim pays in full.

Form

Basic (11 named perils), Broad (adds weight of ice, water damage, collapse), Special (all-risk except exclusions). Buy Special.

  • Special form still excludes flood, earth movement, wear and tear
  • Read the water damage and mold exclusions
  • Ordinance or law is not automatic

Valuation

Replacement cost vs. actual cash value. ACV deducts depreciation — a 20-year-old roof pays at a fraction.

  • RCV on building and contents
  • Agreed value to suspend coinsurance
  • Inflation guard 4%–8% in the current environment

Coinsurance

If you insure for less than the coinsurance % of replacement cost, every claim is reduced proportionally — even small ones.

  • Get a replacement cost estimate annually
  • 80% is standard; 90% earns credit
  • Agreed value endorsement removes the penalty

Frequently Asked Questions

Does business income need a limit?

Yes: 12 months of net income plus continuing expenses is the standard target. Add an extended period of indemnity for lease-up.

What is 'ordinance or law'?

Coverage for the increased cost of rebuilding to current code, demolition of undamaged portions, and loss of the undamaged value. Older buildings need it.

Are my signs, fences, and outdoor property covered?

Sublimited (often $1,000–$2,500) unless scheduled.
